Our client bought an existing derelict two storey cottage, positioned to one end on a large plot of land. The cottage had previous planning permission to be demolished, with a new 3-bedroom cottage to be built at the same location as the cottage. This plot of land was in a rural conservation area
Our client wanted the largest possible two storey 4–5-bedroom dwelling in a more centralised position on the plot.
After extensive review of relevant planning policies and involving the LA planning team, and a great deal of time, we secured planning permission for their dream home in a more centralise location. The floor area was four times that of the previous approved scheme.
Since the construction of the property, we have successfully obtained planning permission for an annex extension to increase the floor area again.
